These Are The Signs Your Commercial Boiler Needs Upgrading
Many businesses rely on a commercial boiler as a part of their HVAC system. And in most cases, a lot of people are relying on it to stay warm as the temperatures dip throughout the winter.
Yet most facility managers don’t think about replacement until the commercial boiler wears out. Then it becomes an emergency situation, and you have to replace it in the quickest way possible.
That costs time and money that could be better spent elsewhere.
A better solution is to watch for telltale signs your commercial boiler is nearing its end-life and finding a solution before it becomes an emergency. How do you know it’s nearing the end?
The best indicator is age. Nothing lasts forever. And with commercial boiler systems, you can expect them to last fifteen to twenty years. The closer they get to end-life, the more diligent you should become about watching repairs. The more repairs you make, the more you should consider replacing them.
Listen to what your commercial boiler is telling you. If you hear bangs, clanging, or hisses, it’s trying to tell you something is wrong. It may be a blockage or a pressure issue, but the only way to tell is with a maintenance visit. Don’t ignore noises. If you fix them early, you can often prolong life.
Leaks can occur in one of two ways. First, watch for pooling water in and around the boiler. Second, watch and determine if your equipment needs more water to operate. If left unchecked, leaks can quickly turn into floods, and cause a lot more issues than just a simple repair.
Hot or Cold Spots
As a boiler ages, it may heat unevenly throughout the building. It may also heat differently depending on the time of day. If you’ve noticed increasing complaints from tenants or employees on being either too hot or cold, it may be a sign the boiler is in need of repair or replacement.
