How long a water heater lasts can vary drastically based on a variety of factors.

The average life of a water heater is 8 to 12 years; more specifically, the average lifespan of a water heater in Georgia is 10.8 years.

The quality of the water that the unit has to heat is a primary factor in its lifespan. Chlorine, minerals, pH levels, and the overall cleanliness of the water will affect the speed of corrosion. Additionally, high levels in water pressure can decrease the lifespan of the PRV (pressure reducing valve). Make sure the water pressure does not exceed 80 psi.

Regular maintenance of the unit is highly recommended. In order to get the longest life possible out of a water heater, make sure to flush the unit every year. Additionally, make sure to replace the anode rod every 3 years to slow down corrosion inside the tank. You can quickly and easily check the outside of the tank for corrosion. If you can see corrosion on the exterior of the tank, it is highly likely that the inside is also corroded.

There are a few things to look out for to ensure that your water heater is operating properly.

Make sure there is no puddle around the base of the water heater, or an excessive accumulation of moisture at the top or bottom of the unit. If you notice a distinct, rotten odor radiating from the unit or when running hot water in your home, this is a sign that your water heater needs repair. Additionally, if you are running out of hot water more quickly than usual, you should consult a plumbing expert immediately to service your water heater.

Finally, if you ever see brownish color water when you turn on the hot side of your faucet, you need to have a plumber come out to inspect the heater.

This is a sign that the heater is about to fail.
