Dunwoody is defined by its towering oak canopies and a unique mix of mid-century ranch homes and sprawling modern developments. From the quiet streets of Kingsley to the high-energy environment of Perimeter Center, homeowners here face specific environmental challenges. The heavy shade that makes Dunwoody beautiful also traps moisture, while the aging infrastructure in established neighborhoods requires a specialized touch.

R.S. Andrews provides comprehensive home solutions tailored to these local conditions. Whether you are dealing with the aftermath of a North Georgia ice storm or the relentless humidity of a DeKalb County summer, our team understands the structural nuances of Dunwoody architecture.

Local Conditions Across Dunwoody Homes

The soil in Dunwoody is primarily composed of Georgia red clay, which expands during wet periods and contracts during dry conditions. This ongoing movement affects the ground surrounding foundations and underground lines, particularly in neighborhoods with older infrastructure.

Tree coverage is a defining feature across much of the city. Heavily wooded lots create shaded environments that retain moisture longer than more open areas, while mature root systems interact with the soil in different ways depending on the age of the property.

Dunwoody also experiences extended humidity during the summer months, along with seasonal temperature swings in the winter. These conditions vary across elevations and neighborhoods, contributing to differences in how homes retain moisture and respond to changing temperatures.

How These Conditions Relate to Home Comfort Systems

Across Dunwoody, environmental factors influence how core systems perform depending on property age, layout, and surrounding landscape. Homes in older, tree-dense neighborhoods often experience different patterns than those in newer or more open developments.

  • Plumbing: Soil movement and mature root systems are common factors affecting underground lines across Dunwoody properties.

  • Air Conditioning: High humidity and retained moisture in shaded areas increase cooling demand during extended summer periods.

  • Heating: Winter temperature swings in North Georgia create varying heating patterns, particularly in homes with older construction.

  • Electrical: A mix of mid-century wiring and modern energy usage contributes to differing electrical demand patterns across neighborhoods.

Serving All of Dunwoody

Homes in Dunwoody vary widely based on lot size, elevation, and age of construction. Properties with dense tree coverage often experience more consistent moisture levels, while homes in more developed areas may see higher retained heat.

Older neighborhoods and newer developments also respond differently to the same environmental conditions, particularly when it comes to soil behavior and overall exposure. These variations shape how homes function across seasons throughout Dunwoody.

Kwame was very workmanlike and professional in his review of the issues with the furnace. He asked questions, then went about his work efficiently. He reported his findings to me at the end and asked if there were any other concerns. You cannot really ask for more. He did a great job.

HUGE shoutout to their plumber, Kyle! What initially seemed like a simple faucet leak turned into the discovery of massive water damage, and Kyle went above and beyond to help me navigate what happened next.

He explained everything in plain language, which I really appreciated, and recommended Archer Restoration to handle the mitigation and restoration. He even called them on my behalf, explained exactly what he had found, and made sure I had the necessary paperwork to send to my homeowners insurance claim adjuster.

Kyle was knowledgeable, thorough, and genuinely helpful during what could have been a very stressful situation. Excellent customer service from start to finish! Thank you, Kyle!

I was very happy with David Rosati. Me and my family were very unhappy with our unit shutting down in the middle of the hottest time of the year. But I will say David Rosati made me feel a lot better. It's hard to trust techs of any kind, but I will say that I trust David Rosati! I'm was very happy with him.

While many others (7visits) focused on indoor issues, David started outdoors and quickly identified weaknesses in compressor power lines connections. He corrected them and the system is running smoothly 🤞
